A tricky project we took on for a customer, not least because this building dated back to 1878 which back in the day we found was the butlers quarters and we learned this because the the piano wired bells we still in place yet this project was still an unknown entity. Before the works could start the whole floor had to be completely removed to be inspect the beams and be sure of its structural integrity and strength before any work could begin.
All turned out to be in really good condition even after 140 odd years. So while the floor boards were removed we laid all the pipework for the kitchen and bathroom along with the electrical wiring for the amenities the customer wanted. we then relayed a new floor throughout before we tackled the decaying lath and plaster walls, none of which was not an enviable task as everything had to humped up 8 floors around extremely tight stair cases into the roof space and start to fully convert into this beautiful studio flat.
The end result turned out to be a stunning self contained living space with a views to die for.
Window and Lintel replacement
This is a project, a 2.5 mtr tall sash window replacement should of been pretty straight forward job but as with all really old buildings this had surprises in store.
The Sash windows and frame were made solely out of Acoya (New Zealand Pine) in our workshop prior to fitting.
When we took the lave and plaster off the walls it was found that not only the mortar was crumbling between our fingers, The Lintel was so completely rotten we were surprised how the roof never dropped. We now had to be super careful and support the roof above before we replaced first Lintel before we could consider installing the new window. Not easy when the room is only 6ft x 4ft.
But with a fair slice of perseverance we got it done.
